Real Estate Market Update & Newsletter: September 2026

The Northeast Ohio housing market is continuing to shift toward a little more balance. August brought higher inventory and increased months of supply across the region, giving buyers more options and a bit more breathing room. At the same time, prices remained higher than last year, and homes in Cuyahoga, Summit, Medina, and Stark counties still sold for an average of 100% of list price. In other words, this isn’t a weak market — but it is one where strategy matters.

This month’s newsletter looks at a few different pieces of that changing landscape:

  • Local Market Snapshot – Updated August stats across Northeast Ohio

  • Selling This Fall? You Haven’t Missed Your Window – Why motivated buyers are still active this season

  • Can You Trust an Online Home Value Estimate? – What automated estimates can tell you, and what they may miss

  • New Paths to Homeownership – How first-time buyers are adapting to today’s affordability challenges

  • Why Mortgage Rates Still Matter – How borrowing costs continue to shape buyer demand and overall market activity

Whether you’re thinking about buying, selling, or simply wondering what your home might be worth, today’s market is less about following the headlines and more about understanding what’s happening locally — and how it fits your own goals.
