This significant change in the real estate industry has sparked much discussion and debate. I put together a video of the Top 10 Reasons to Use a Buyer's Agent. Some buyers may think they will have an advantage if they work directly with the listing agent, but that is typically not true. In this video, I share with you why you should only work with ONE Realtor if you are buying a house, often called a "Buyer's Agent". I had someone recently say to me that they didn't want to "bother anybody" so they just called the number and had someone show them the house. In this video, I share why that can be a bad idea for you as well as the Realtor you called. Please don't ever feel like you are "bothering" me when you ask me to show you a house. That's my job! But it's best for everyone if you "bother" the same person for every house you want to see. Watch my video to learn why.

I created a video to explain the various listing statuses. I get a lot of questions about this and have noticed that people often misunderstand or misinterpret these statuses. When in doubt, you should call your favorite agent to help you understand what you're looking at and give you the most accurate and up to date information from the MLS. I'd love to help answer any questions you may have about this, but I hope this video will help clear up some of the confusion.

I put together this video to describe how appraisal gaps happen and what options buyers have to "bridge" the gap. This is an important thing for buyers and sellers to understand in this market for transactions that involve a loan because if a house doesn't appraise for the offer price, the buyer will not be able to secure a loan for the purchase price.
