Real Estate Market Update & Newsletter: October 2026

More homes for sale doesn't necessarily mean lower prices—and that's exactly what we're seeing across Northeast Ohio. September's housing numbers show that inventory and months of supply have increased across all four counties compared to last year, yet prices are holding and homes are still selling at an average of 100% of list price.

So what does that mean for you? If you're buying, you may have more opportunities to find the right home without feeling quite as rushed. If you're selling, standing out from the competition is becoming increasingly important. And if you're not planning a move anytime soon, it's still helpful to understand how these trends could impact your home's value.

This month, we're exploring five questions worth considering, whether you're buying, selling, or planning for the future:

  • What's happening in our local market? – September housing stats from across Northeast Ohio

  • What if your house isn't selling? – Three costly mistakes sellers should avoid

  • Could your first home be closer than you think? – Two strategies that could help you buy sooner

  • Does the Fed really control mortgage rates? – Understanding what actually influences borrowing costs

  • Should you age in place or make a move? – Important considerations before renovating or relocating

Real estate decisions aren't always about timing the market. Often, they're about understanding your options and making the choices that best fit your circumstances. Whatever your plans, I'm always happy to be a resource.

Wishing you an OUTSTANDING October!
