Real Estate Market Update & Newsletter: May 2026

The spring market is giving buyers a little more breathing room — but not necessarily an easier path. Across Northeast Ohio, active listings are up compared to last year in Cuyahoga, Summit, Stark and Medina Counties, which means buyers have more homes to consider and sellers have more competition to think about. At the same time, every county in this month’s snapshot is still averaging a 100% sale-to-list price ratio, so the homes that are priced and prepared well are still getting strong results.


That combination makes this a market where details matter. Sellers can’t assume buyers will overlook an ambitious price, and buyers can’t assume more inventory means they can take their time on the right house. The good news is that both sides have opportunities — as long as they understand the market they’re actually in.
