As we reach the midpoint of 2026, the Northeast Ohio housing market continues to challenge some of the stories making national headlines. May’s numbers show more homes available across all four counties, but they also show prices holding firm: average price per square foot increased year-over-year in Cuyahoga, Summit, Medina, and Stark, while sale-to-list ratios remained at or above 100%.
For buyers, growing inventory may create more choices and a little more room to plan carefully—but financial preparation is still essential when the right home becomes available. For sellers, strong prices do not mean every listing will succeed automatically. The first few weeks on the market can have an outsized impact on the final result.
